Doing Business with the Beltline

The first step in doing business with the Atlanta Beltline is to become a registered. Developers, planners and engineering firms are encouraged to register to view current project RFPs and RFQs along with planning and analysis.

Developer Incentives

In partnership with Invest Atlanta, Atlanta Beltline offers funding opportunities and incentives for developers interested in creating and preserving affordable housing within the Beltline Tax Allocation District (TAD). Through these funds, the Atlanta Beltline invests in the creation and preservation of affordable housing within the Beltline neighborhoods.

Developer Incentives

Atlanta Beltline, Inc. works closely with multiple partners to achieve affordable housing goals and provides capital to development projects through the Atlanta Beltline Affordable Housing Trust Fund and the Beltline TAD Increment Fund. These funds support the Beltline’s affordable housing goals, including assisting with the development of affordable housing that is guaranteed to be affordable for the long-term.

How It Works

Developers with plans to develop affordable housing that meet the criteria could receive a grant and or funds to help cover development costs. These funds serve as gap financing for developers interested in creating/preserving affordable housing with the Beltline Tax Allocation District above and beyond what is required by the City of Atlanta’s Inclusionary Zoning Ordinance.   

Financing Opportunities

Invest Atlanta’s Beltline Predevelopment Loan Program (PLP) provides low-interest financing to property owners for eligible predevelopment activities within the Beltline Tax Allocation Districts. This program is one of many financial tools that support developments that improve quality of life for people on the Beltline, with the goal of creating sustainable, living-wage jobs, affordable housing, affordable commercial spaces, and reducing income and wealth gaps across racial and social-economic lines.

How It Works

Eligible property owners within the Beltline TAD's boundary are eligible for PLP funds if they own and plan to develop, renovate or rehabilitate the following: 

  • Ten (10) or more multifamily units 

  • Three (3) or more single-family units 

  • Unimproved land of an acre or more (with plans to develop for affordable housing and affordable commercial space)  

Preserving Affordability One Acre at a Time

Atlanta Beltline, Inc. continues to drive equitable development through our land acquisition strategy. To date, the Beltline has acquired nearly 90 acres of land now preserved for residential and commercial affordability. Current projects include:
