For Developers
Collaborating for Affordable Housing
Ensuring equitable and inclusive affordable housing options for all is a cornerstone of our vision and is bigger than just the Beltline. Learn how we work with developers, the City of Atlanta, and others to create and preserve housing around the loop.
Prioritizing Affordability
The Atlanta Beltline is committed to providing affordable and sustainable workforce housing for residents of all income levels. Through the Beltline Affordable Housing Trust Fund and Beltline TAD Increment Funding, Invest Atlanta and Atlanta Beltline, Inc. provide developers with funding to build affordable homes.
Developers can find guidelines and funding opportunities through Invest Atlanta.
Leveraging Historic Opportunities
The Atlanta Beltline is igniting a movement to redevelop underutilized industrial lands in the heart of the city. By acquiring sites around the corridor, Atlanta Beltline, Inc. is creating and guiding the construction of affordable housing, affordable commercial space, job centers, and transit-oriented development. We currently own nearly one hundred acres and work with development teams to activate those sites through partnerships, ground leases, and other creative approaches.
Changing the Landscape with Inclusionary Zoning
Inclusionary Zoning, an ordinance instituted by the City of Atlanta in 2018 is another tool designed to create affordable housing opportunities for working individuals and families. New multifamily rental developments and conversions with 10 or more units in the Beltline, Westside Overlay, and Westside Park Affordable Housing Districts must include affordable units for residents earning 60% and 80% of the Area Median Income (AMI). Hundreds of homes have been created through this effort.
