425 Chappell Road

A Vision for an Affordable Community

The 31+ acres at 425 Chappell Road in the Bankhead neighborhoods is the Beltline’s largest land acquisition to date. The site sits adjacent to 30 acres of City of Atlanta-owned property. The Beltline is closely coordinating with the City of Atlanta and Invest Atlanta to create an intentional development plan that prioritizes affordable housing and commercial space, and supports small businesses and connectivity.

A Hub for Affordable Living

Located in the Bankhead neighborhood, 425 Chappell Road NW is situated near the Bankhead MARTA station and near a planned segment of Atlanta Beltline's Westside Trail. The site is being master planned as an intentional development that prioritizes affordable housing. MARTA's plans for a transit-oriented development at the Bankhead station and affordable commercial, retail, and living spaces are on tap as the historic area becomes a vibrant crossroads of activity.

Project Status
  • The Chappell Road site, sold by Brock Built Homes to Atlanta Beltline, Inc. for $25.6 million—30% below its appraised value—will boost affordability and job creation. This sale, a donation from the Brocks, aims to support an inclusive, equitable Atlanta. Financed by Atlantic Capital Bank, the site is within the Beltline Tax Allocation District and bounded by Chappell Road, North Avenue, Mayson Turner Road, and a CSX rail line.

  • The Beltline continues to work closely with the City of Atlanta and other partners to coordinate development efforts. ABI has worked closely with planning consultant TSW to develop a master planning document for the site which can be found here.

  • An RFP for the first phase of the development of the site was released in June 2025. ABI is currently evaluating proposals. Once a development partner is finalized, ABI will re-start community engagement for the site.

Proctor Creek Restoration

  • ABI applied for and was awarded a grant through Georgia EPD and is also working through plans for the restoration of the portion of Proctor Creek that runs through the site. Work will begin in early 2026

Project Timeline

  • April 2021: The Chappell Road development Site Purchased

  • June 2021: Initial Public Meeting Announced

  • April 2023: Redevelopment Master Planning Meeting Held

  • April 2025: The RFP is Released
