Garson Drive

579 Garson Drive is a 3-acre plot owned by the Beltline. It brings a focus on equitable residential and commercial space to South Buckhead with 130 units of affordable housing and more. The mixed-use project connects to the Lindbergh MARTA station and sits on the future Atlanta Beltline Northeast Trail near local retail, restaurants, transit, and trail. The $60M project is supported by a Low-Income Housing Tax Credit award.

About 579 Garson Drive

The Beltline purchased the Garson site from Wells Fargo with the aim of creating more affordable housing in the Lindbergh area and along the Beltline’s Northeast Trail. The mixed-use nature of the development aims to create a vibrant, inclusive environment with a range of housing options and commercial opportunities. Community engagement has been a driving force, ensuring the $60 million project aligns with the neighborhood's vision for equitable, sustainable living.

Situated near the intersection of Garson Drive and Piedmont Road, the site sits on the future Atlanta Beltline Northeast Trail and connector trails, with quick access to the growing regional trail network of PATH400, South Fork Confluence Trail, and the Peachtree Creek Greenway. The proposed mixed-use development will feature a range of affordable housing options with access to public transit, grocery stores, retail, restaurants, and area amenities of one of Atlanta’s premier communities.

ABI has partnered with a development team comprising Pennrose, a national multifamily developer with experience in the Southeast region, and Radiant Development Partners, LLC, a minority-owned firm specializing in affordable housing projects. Pennrose's portfolio includes mixed-use developments like Haven in South Atlanta, while Radiant brings expertise in creating affordable housing communities.

Project Timeline
  • December 28, 2020: ABI purchased the land at 579 Garson Drive.

  • October 24, 2022: ABI presented market and land use findings at a public meeting.

  • January 31, 2023: ABI published a Request for Proposals for a developer for the site.

  • August 15, 2023: ABI announced the selection of the developer finalist, a team consisting of Pennrose and affordable housing specialists Radiant Development Partners, LLC.

  • February 2024: The project was awarded Low-Income Housing Tax Credits from the Georgia Department of Community Affairs.

  • Summer 2024: Site rezoning is underway.
