A Catalyst for Community Growth

Murphy Crossing is a 20+ acre site located directly on the Southwest Trail, owned by Atlanta Beltline, Inc. (ABI). Situated at 1050 Murphy Avenue, the property serves as a catalyst for development within southwest Atlanta. Read on for more about our strategy to co-develop this site with community goals in mind.

Project Overview

Originally identified as key real estate for mixed-use redevelopment and greenspace in early planning documents (2004 Emerald Necklace Study & 2005 Redevelopment Plan), Murphy Crossing was acquired by the Beltline in 2018 as part of our land acquisition strategy, which aims to own land near the corridor to ultimately promote greater affordability.  

We also serve as the master planner and co-developer of the site, promoting intentional and community-supportive development outcomes. Planning partners include Perkins & Will (site designer), PEC (project engineer), and KB Advisory (market analyst). Informed by feedback from the community and the market study, site priorities include:

  • Mixed-use site

  • For-sale and rental residential units

  • Varied commercial/industrial uses, sizes, & scales to spur job creation

  • Adaptive reuse

  • Beltline connectivity

  • Community greenspace

A Phased Approach

Murphy Crossing will be a phased project, with the possibility of multiple co-development partners. Upcoming steps include:

  • Complete Development of Regional Impact (DRI) review (anticipated completion in winter/early spring 2026)

  • Complete City of Atlanta (CoA) rezoning application (anticipated completion in winter/early spring 2026)

  • Continued community engagement and issue request for proposal/RFP (throughout 2026)

  • Begin land disturbance planning (fall/winter 2026)

Project Status
  • Since March 2025, the Atlanta Beltline has worked closely with community members, including stakeholder advisory committee and planning, civil engineering, and market study consultants to develop a plan for the site, which maximizes its potential - grounded by the Beltline's goals for equitable development, community desires, and current conditions.

  • We are currently in the entitlement phase. The Beltline is coordinating a Development of Regional Impact review led by the Atlanta Regional Commission (ARC) and a rezoning application with the City of Atlanta.
