The newly launched Atlanta Beltline Local Developer Incentive Fund supports equitable development along the Atlanta Beltline and bring affordable commercial space to life.

Fund Overview

The Local Developer Incentive Fund offers recoverable grants from $150,000 to $500,000 to developers creating below-market commercial space in the Beltline corridor. This fund supports both new and recently completed developments, bridging critical funding gaps and enabling more inclusive economic growth.

Applications open September 24, 2025 and close October 24, 2025.

Program Requirements

Who Should Apply?

  • Developers located in or serving Beltline communities 

  • Owners of properties offering commercial rental space 

  • Projects within lease-up phase (0–18 months from readiness or completed in the last 12 months) 

What You'll Need

Developer Snapshot

  • Project must be located within the Atlanta Beltline Planning Area

  • Minimum 20% of space leased at 20% below market rate for 10 years

  • Tenants must meet small business income and employment thresholds 

    • Have gross revenue less than $1.5 million 

    • Employ 20 people or fewer 

    • Operate no more than one location in the state
