Atlanta Beltline celebrates the start of construction on Overlook at Garson

A major milestone has been reached for affordable housing along the Atlanta Beltline. 

After years of planning and collaboration, construction is now underway on the first Beltline-owned property at 579 Garson Drive. Atlanta Beltline and city officials joined the project developers, Pennrose, and Radiant Development Partners on August 4 to break ground on Overlook at Garson, a new mixed-use development that will bring more affordable homes and small business opportunities to the Northeast Trail in the South Buckhead/Lindbergh neighborhood. 

 When finished, the development will include 130 permanently affordable apartments for families earning between 50% and 80% of the Area Median Income (AMI), making it possible for more people to live near the Beltline, jobs, and parks. 

Overlook at Garson will also feature more than 9,000 square feet of affordable commercial space owned and operated by Atlanta Beltline, creating opportunities for small businesses to grow and connect with the surrounding community. 

This project was made possible through the partnership between Atlanta Beltline, Pennrose, and Radiant Development Partners, with support from Invest Atlanta, Atlanta Housing, the Georgia Department of Community Affairs, The Community Foundation for Greater  

“We bought this site in 2021 specifically to ensure Lindbergh’s growth included the people who already call it home,” said Clyde Higgs, President & CEO of Atlanta Beltline, Inc. “And today, we’re seeing the fruit of our planning as the site is transformed into 130 attainable apartments and an affordable home for local businesses right on a MARTA rail transit line.”  

The Beltline’s acquisition of the Garson site in 2021 is part of a larger land strategy aimed to not only advance its housing goals of creating or preserving 5,600 affordable housing units within the Tax Allocation District by 2030 but also ensure long-term affordability of those units.  

Overlook at Garson represents an important step toward creating more affordable housing in the Buckhead area as well as stronger, more connected neighborhoods along the Atlanta Beltline. The project will provide lasting opportunities for residents, local businesses, and the community for years to come.
