The Atlanta Beltline, Inc. (“ABI”) remains committed to bringing the community’s vision to life—fiscally responsibly and with purpose. Murphy Crossing holds deep significance for Southwest Atlanta and the city as a whole. Home to the Georgia State Farmers Market, its grounds once filled with people, fresh produce, and thriving businesses throughout the neighborhood, has been a staple in the community. This development has represented growth and connection.
And this is what we envision for Murphy Crossing to be once again.
We understand and share the community’s frustration following ABI’s decision in December to terminate negotiations with the previous developers. Transparency and community engagement are our core values, and now that negotiations have ended, we can openly discuss the key factors behind this decision.
Key concerns included:
A reduction in residential units from 310 residential units to 105 units
The expansion of the project into six, prolonged phases versus the initial two phases
Ambiguous and excessive public incentive requests in addition to the discounts, favorable terms of the land, and certain eligible tax incentives
Extended inspection period from the initial 120 days up to 280 days
The failure to move forward simultaneously on critical items, and delays in advancing critical pre-construction items like rezoning, planning activities, and financing
Additionally, an application to secure funding through other partners was never submitted, further hindering progress.
Simply put, the proposed redevelopment did not meet the community’s vision.
ABI has consistently exceeded its annual goals for affordable housing, working with urgency and efficiency to create 5,600 affordable housing units by 2030. Murphy Crossing is no exception. Affordable housing and commercial spaces are essential for Atlanta’s growth, and we remain committed to ensuring this development delivers maximum public benefit.
While the development team has changed, this is not a fresh start. ABI remains dedicated to our commitment to advancing the redevelopment of Murphy Crossing. As we move forward, there will be more engagement touch points not just limited to these.

Next Steps
During these meetings, ABI will outline what the community can expect as we move forward. We will share how our approach to redeveloping Murphy Crossing will mirror the successful strategies we are implementing on other ABI-owned properties.
By the fourth quarter of 2025, we aim to fully entitle the site, including completing a Development of Regional Impact (DRI) review. Throughout this planning and entitlement period, we will also define additional roles and responsibilities to support the redevelopment, with the goal of breaking ground on the first phase in 2026.
We remain dedicated to realizing the vision that residents of Oakland City, Adair Park, Capitol View, and Bush Mountain have long championed. Murphy Crossing’s future will reflect the aspirations of these communities, ensuring that the redevelopment serves as a source of pride and benefit for Southwest for generations to come.
