Expanding Opportunity: Atlanta Beltline Announces Mortgage Assistance Program

For many individuals and families, upfront costs can be the biggest hurdle in buying a home.  

To address this challenge, the Beltline has created a targeted Down Payment Assistance (DPA) program, called the Beltline Mortgage Assistance Program, in partnership with Invest Atlanta. 

Funded through the Beltline’s affordable housing budget, this initiative will provide targeted financial assistance to eligible homebuyers purchasing homes within qualified subareas of the Beltline Tax Allocation District (TAD). An interactive map with an address search feature is available here

“The Atlanta Beltline is for all Atlantans, and that’s why we like to call it ‘the People’s Project,’” said Clyde Higgs, President & CEO of Atlanta Beltline, Inc. “Affordable housing has always been central to the Atlanta Beltline mission, and homeownership is one of the most meaningful ways families build stability and generational wealth. This program helps ensure that longtime residents and the public servants who serve these neighborhoods have a real opportunity to own a home and share in the Beltline's success.” 

Atlanta Beltline, Inc. will invest an initial $1.5 million in 2026, with an additional $1.5 million planned in the 2027 budget. The program prioritizes legacy residents and public sector employees, who may qualify for up to $30,000 in assistance. Other eligible buyers may receive up to $20,000.  

Funds can be used toward down payments and closing costs, reducing the loan amount, or lowering the permanent interest rate — giving buyers flexibility based on their needs. 

The main goals of the program are to:  

  • Help long-time residents remain in or return to Beltline neighborhoods. 

  • Attract and retain teachers, first responders, and other civil servants as local homeowners.  

  • Promote affordable homeownership and long-term wealth building. 

  • Support inclusive, community-centered development. 

Invest Atlanta will administer the program and provide ongoing loan servicing through its existing down payment assistance framework. 

Eligible properties include single-family homes, townhomes, condominiums, and two- to four-unit properties. Buyers must meet program requirements, including a minimum 620 credit score, income limits, homebuyer education, and a $1,500 personal contribution. 

The Beltline Mortgage Assistance Program is another way the Beltline is expanding affordable housing opportunities, helping more residents benefit from the transformational project and build lasting roots in the communities they call home.
