Beltline Nears 80 Percent of Affordable Housing Goal with Strong Pipeline Ahead
Efforts continue to create affordable homes, support long-time residents, and shape a more equitable city.

For two decades, the Beltline has brought the “People’s Project” to life – delivering trails, parks, small business support and critical affordable housing to plan for Atlanta’s future. We’ve now reached 79% of our goal to create or preserve 5,600 affordable housing units by 2030, delivering 4,425 units within the Beltline Tax Allocation District (TAD).
With a growing pipeline of projects underway and in predevelopment, the Beltline is on track to exceed our long-term commitment to affordable housing.

Investing in Land for Long-Term Affordability
Through a bold and proactive land acquisition strategy, our land holdings have tripled to 94 acres. Controlling the land has been the gamechanger, enabling long-term affordability not only in housing but also in commercial spaces. By securing control, we can work alongside the community to thoughtfully plan future development, laying the groundwork for decades of influence through projects shaped by intentional community engagement and local input.
The Beltline moved several major projects forward this year, advancing sites from planning to implementation across the corridor. 356 University Avenue, 350 Chappell Road, 425 Chappell Road, Murphy Crossing, and 579 Garson Drive all saw progress, with community feedback helping guide each step.
Over the last two years, the Beltline completed the acquisition of 3.2-acres near the intersection of Peachtree Road and Bennett Street in Buckhead—its first land purchase along Peachtree Road. This strategic investment supports future commercial and affordable housing, reinforcing the Beltline’s commitment to shaping Atlanta’s neighborhoods for long-lasting impact.
Existing buildings on the Bennett Street site are currently vacant, with demolition expected to be completed by fall. Learn more about affordable housing projects along the Beltline here.
2025 Housing Milestones
Last year’s housing achievements were made possible through strong partnerships, strategic planning, and diverse funding sources. Major developments advanced through collaboration in 2025 include Brownsville Point, Englewood Multifamily, the Residences at West End, Waterworks, and Oakland Exchange.
Building on last year’s momentum, the Beltline’s 2026 pipeline features several major projects beyond Beltline-owned sites, further speeding the delivery of affordable housing in neighborhoods near the trail.
Affordable Housing Dashboard Launches
In January 2026, the Beltline introduced a new Affordable Housing Dashboard and Mobile App, making it easier than ever for residents to find affordable housing across Beltline communities.
The updated dashboard and mobile platform expand transparency and access to housing information, giving Atlantans an interactive, map-based tool to track affordable homes near the Beltline. Users can browse properties, view key details, and explore available opportunities—all in one convenient place.
Preserving Affordability for Legacy Residents
The Legacy Resident Retention Program (LRRP), launched in collaboration with Atlanta Beltline Partnership in 2020, continues to protect generational wealth for long-term homeowners in neighborhoods surrounding the Beltline. This 10-year tax relief program assists seniors over the age of 60 with average incomes of $36,589, many living on fixed incomes.
So far, 276 homeowners have been approved, helping families remain in the communities they love while benefiting from the area’s growth. Since enrolling, participating homeowners have experienced a combined $9.2 million increase in home values.
The LRRP is made possible through the generous support of philanthropic donations, including the Robert W. Woodruff Foundation, Georgia Power, Rocket Community Fund, Delta Air Lines, Bank of America, Tull Charitable Foundation, Google, Truist, Kaiser Permanente and the Annie E. Casey Foundation.
Looking Ahead
As Atlanta continues to grow, affordable housing remains one of the city’s most pressing priorities. With a strong land acquisition strategy, major developments set to break ground in 2026, and new tools that enhance transparency, the Beltline is accelerating its efforts to create and preserve housing opportunities for residents of ranging income levels.
The progress made in 2025 highlights how long-term planning, effective partnerships, and strategic investment can drive meaningful impact—ensuring the Beltline remains not only a world-class trail network, but a pathway to continued opportunity for all.
